Pricing varies widely depending on your individual needs and the area to be cleaned. You can also choose a project-based cleaning package, which is a one-time service clients often choose for those items that only need to be done a few times each year.

We can offer some basic guidelines, though, to help you estimate and budget for commercial cleaning.

With the exception of the actual services selected, the size of the area to be cleaned is the greatest determiner of cost. Larger areas, of course, cost more to clean, but they also cost less per square foot. For example, the average cost for a 50,000 square foot office is around $0.10 per square foot, or around $5,000, but you'll pay around $0.15 per square foot for a 10,000 square foot office, or around $1,500. In other words, one office is five times the size of the other, but does not cost five times as much to clean. If your cleaning needs are light – typically defined as dusting, vacuuming, and emptying wastepaper baskets – you can drop those prices by about a nickel per square foot.

On average, general office cleaning runs around $650 per month for smaller offices and upwards of around $3,000 to $5,000 per month for larger facilities. Deep cleaning and specialty cleaning typically cost more. For example, if you want linoleum floors waxed and buffed, you can expect to pay between $0.15 and $0.25 per square foot for that service. You also pay extra for carpet extracting, exterior power washing, and window cleaning.
